55+ Active Adult Communities
Age-restricted communities designed for independent adults 55 and older. You purchase or rent homes and pay monthly HOA dues for shared amenities — clubhouses, fitness centers, pools, walking trails. These communities do NOT provide healthcare or assisted living services.
In the Triangle, HOA fees typically range from $145–$400/month and home prices start in the $280,000s–$400,000s for smaller homes. The area offers world-class healthcare, mild climate, and easy access to mountains and beaches.
Independent Living Communities
Primarily rental-based, these include meal plans, housekeeping, transportation, and 24-hour emergency response. Costs in the Raleigh area typically range from $2,500–$5,000+/month. Best for active, healthy seniors who want built-in social engagement and simplified budgeting.
When Is Assisted Living Needed?
Assisted living becomes necessary when someone needs help with Activities of Daily Living — bathing, dressing, eating, medications, or household management. The median cost in North Carolina is approximately $5,769–$6,354/month.
Continuing Care Retirement Communities (CCRCs)
CCRCs offer independent living, assisted living, memory care, and skilled nursing on a single campus. They involve an entrance fee ($100,000–$1 million+) plus monthly fees ($3,353–$4,166+). Before signing, have an elder law attorney review the contract.
Townhomes and Condos
Reduced maintenance, smaller footprint, lower utility bills, and often enhanced security. When shopping, look for single-level living, step-free entries, wide doorways (36"+), accessible bathrooms, and elevators in multi-story buildings.
Aging in Place
75% of adults 50+ wish to age in their current homes. Key modifications: walk-in showers ($8,000–$10,000), grab bars ($100–$300 each), wheelchair ramps ($1,000–$4,000), stair lifts ($2,000–$9,000). Technology like medical alert systems, smart lighting, and telehealth services can enhance safety.
